DHL Renews 100,000-SF Lease in Doral

Global logistics provider DHL has renewed its lease for 100,044 square feet in the Beacon Centre business park in Doral, FL.
The renewal keeps the 180,000-square-foot Building 26 at 8400 NW 25th St. fully occupied. The property is part of a four-building, 425,000-square-foot portfolio within Beacon Centre that’s owned by institutional investor RREEF.
“Beacon Centre is centrally located in Doral, just two miles from the cargo facilities at Miami International Airport,” said Thomas Kresse of Transwestern, which represented RREEF in the deal. “This desirable location, the park’s environment and solid institutional ownership were major factors in maintaining our long-standing relationship with DHL.”
Other tenants in the building include Atallah Business Group, Inc. and BR-1 America, Inc.
Warehouse space in Miami-Dade County is limited. At the end of the third quarter, the county’s industrial vacancy rate was 4.1 percent, according to CoStar data. Rental rates were $9.76 per square foot, up from $9.39 a year earlier.
The Miami Airport, including Doral, and Medley submarkets accounted for more than two-thirds of the county’s industrial demand this year, according to Transwestern.
Transwestern’s Thomas Kresse, Ben Eisenberg and Carlos Gaviria handled negotiations for RREEF. Walter Byrd, also with Transwestern, represented DHL.
